Zillow’s index covers single-family homes and condos in the middle third of the market and is smoothed and seasonally adjusted, so it moves more gently than monthly sale prices. The median sale price swings more from month to month: it reached $430,000 in June 2026 before settling at $413,000 in July and $415,000 in August.
Ten years of values
The biggest jump came between September 2020 and September 2021, when the index rose about $40,000. Since September 2023 the yearly gain has slowed to between about 2% and 4%.

Notes on method
Zillow’s index estimates the value of a typical home, not the price of homes that sold. FHFA’s index tracks repeat sales and refinance appraisals on the same houses, and is reported for the whole metro area as an index number, not a dollar price. The percentage change is the useful part. We report the latest month each source has published.
